Ive heard it keeps CPU and GPU temps down alot and i dont really want the ring of death.
What i was thinking of getting was the water cooling set up there, a clear case for my 360, the tallismoon whisper fan and the xseno top gear. _________________________________________________________

If your die hard about keeping your system cooled, the go with water. But with just the Xcm air cooler, and the addon fan, with a cut above the addon fan. Removal of the thermal paste on my gpu/cpu and replacing it with as5, Im running 44c on my gpu, and 40c on my cpu at the moment, and I've been playing for a little over an hour now.
Its cost effective and works, but if you really want to cool your 360 go with water. That product just happens to come in a nice package. You can build your own, but much research is in order to go that route. Plus quite a bit of planning.
Ya im a nut about keeping my system cool, so im just going to get that kit since its an easy install. I just want to know, if i put the water system in, do i still need to put the little thing that makes the fan suck air from the CPU and GPU back in? _________________________________________________________

I was wondering if anyone has heard of problems with condensation building up with water cooling units, I know some people rig up some hard core home made units and like to get things as cool as possible. but if you get the fluid too cool I would think there would be risk of condensation building up and dripping onto internal electronics.

With your standard water cooling rig, you cant go past the ambient temp of the room its in. So as long as the room is above 32f your fine.
